Two things together: our own detergent and purified water. Penang tap water carries dissolved minerals, and when ordinary water dries on glass those minerals stay behind as the cloudy film people call streaking. Running it through filtration and a de-ionising stage removes them, so the glass dries clear rather than needing a chemical to mask anything.
The detergent is our own blend, Lye's Window Juice. Purified water alone will not shift the greasy film that builds up on Penang glass — traffic film on the island, salt and cooking grease near the coast and the kitchen side of a house. Window Juice is a mild, pH-balanced surfactant that releases that film so the water can carry it off, and it rinses away completely rather than drying into a haze of its own.
It is also why we can be confident around planting and pets. Window Juice is biodegradable and dilutes to a very low concentration, so run-off into a garden bed or onto a balcony does no harm. It is safe on aluminium, powder-coated and timber frames, on tinted film, and on the rubber seals around sliding panels.
On reachable glass we still finish with a squeegee and a hand detail, because a blade pulls water off cleanly and lets us see the pane as we work. On upper glass we use a water-fed pole with a soft brush, then a pure-water rinse and let it dry — no ladder against your wall, and nothing left on the glass to dry into a mark.
Rubber matters more than most people expect. A squeegee blade dulls after roughly twenty windows and a dull blade skips. Our crews change rubber on a schedule rather than when it starts to fail, which is the single biggest reason our finish holds.
