How much does pressure washing cost in Penang?

Pressure washing starts from RM250 and is priced by exterior area. A standard terrace driveway and porch is typically RM250 to RM400. A full single-storey house exterior including walls, driveway and boundary wall commonly runs RM540 to RM920. Two-storey houses with more wall area sit between RM750 and RM1,500, and commercial car parks and shopfronts are quoted on site.

Area is the main driver, but surface condition matters too. A driveway washed two years ago cleans quickly. One that has never been treated and carries years of black algae and moss growth needs pre-treatment and a slower pass, and that is additional labour.

Water access affects nothing on price — we bring our own tanks where needed. Tell us if there is no outdoor tap so we plan for it.

What surfaces can be pressure washed safely?

Most hard exterior surfaces, but not all of them at the same pressure, and that distinction is the whole job. Concrete driveways, interlocking pavers, cement render, boundary walls, brick and stone take high pressure. Painted walls, timber decking, roof tiles and fibre cement need low pressure or soft washing, or you cause damage that costs more than the cleaning did.

Roof tiles are the surface most often ruined by pressure washing in Malaysia. High pressure strips the protective surface layer from concrete tiles and forces water under the overlap into the roof space. We soft wash roofs instead: a cleaning solution does the work chemically, followed by a low-pressure rinse.

Painted render is the second common casualty. If your walls were painted in the last few years we will soft wash rather than blast, because high pressure lifts paint at the edges and you will see it within months.

What is the difference between pressure washing and soft washing?

Pressure washing uses water force to remove soiling. Soft washing uses a cleaning solution to kill and release the growth, then rinses at garden-hose pressure. Both are part of this service, and we choose per surface rather than using one method for the whole property.

Why do Penang exteriors get black and green so quickly?

Because the climate is close to ideal for algae. Sustained humidity, heavy monsoon rain and warm temperatures year round let algae, moss and lichen colonise any porous exterior surface, and shaded north-facing walls barely dry out between rain events.

Coastal properties get an additional problem. Salt carry from the sea leaves a film that holds moisture against the surface, which speeds growth further. Properties in Tanjung Tokong, Batu Ferringhi and along the Butterworth waterfront show this most clearly, often needing washing on a shorter cycle than inland houses.

The black streaking on walls is usually not dirt at all but living growth, which is why scrubbing barely helps and why soft washing with a treatment works where pressure alone does not.

How often should a house exterior be washed?

Every twelve to eighteen months for most Penang houses. Driveways and porches that stay wet or shaded often need it annually, because those are the surfaces where growth returns fastest and where slipperiness becomes a safety issue rather than an appearance one.

Coastal and heavily shaded properties are the exception and typically want a twelve-month cycle. Houses on higher, sunnier plots with good airflow can often stretch to two years without looking neglected.

Roofs are on a slower cycle — two to three years is normally right, and there is no benefit in doing them more often. Over-washing a roof does more harm than the growth would have.

Do you wash commercial premises and car parks?

Yes — shopfronts, walkways, car park bays, loading areas and factory exteriors, scheduled around your operating hours. Retail and food premises are usually done before opening or after closing, and industrial sites on weekends where that suits you better.

What do you do about run-off and the neighbours?

Run-off gets directed to a drain, and it is planned before the machine starts rather than dealt with afterwards. Cleaning solution and dislodged growth in run-off will mark a neighbour's driveway and can damage planting, and in a Penang terrace row your run-off is somebody else's frontage within a few metres.

Planting beds get covered or bunded off. Gates, external lights, air-conditioner condenser units, letterboxes and any exposed wiring are protected before we begin. Windows and doors on the wall being washed are checked shut, including the ones people forget upstairs.

On terrace and link houses we knock next door before starting if we will be working near a shared boundary. It costs a minute and it has saved a lot of awkward conversations.

How long does a house wash take?

A driveway and porch is half a day. A full single-storey exterior with walls, driveway and boundary wall is one full day. A two-storey house usually runs one and a half to two days, because wall area doubles and the upper work is slower.

Heavy pre-treatment adds time rather than a second visit. Where black algae is well established the treatment needs dwell time before rinsing, and rushing that is what produces a wall that looks clean for six weeks and then goes dark again.
