How is high-reach dusting priced in Penang?

By ceiling height and the floor area underneath it, not by the hour. A standard-ceiling condo or terrace is straightforward work with poles from the floor. A double-height living room, a stairwell void or a shoplot with an exposed ceiling needs longer reach systems and more setup, so those cost more even when the surface area is similar.

What we need before quoting is the ceiling height, roughly how many rooms, and whether there are double-height spaces. A photo looking up at the tallest room answers most of it. Most quotes go out the same working day.

This service is very often booked alongside window cleaning from RM100, because the crew is already in the house with poles and floor protection out. Combining them in one visit means the setup is paid once instead of twice.

What exactly do you reach and clean?

Everything above about two metres that a household vacuum and a step stool cannot honestly deal with. All of it is vacuumed at the source rather than brushed loose, so dust is captured instead of relocated onto your floor and furniture.

How do you stop the dust landing on our furniture?

We vacuum at the source instead of dusting into the air. Every high-reach tool runs off a HEPA-filtered vacuum with an extension pole, so the dust goes into the machine at the moment it leaves the surface rather than drifting down for the next two days.

Furniture, beds and electronics under the work area get sheeted before we start, and floors get protected the same way they do on a window job. On heavily soiled beams and rafters we vacuum first, then wipe, because vacuuming alone leaves a film on rough timber.

The order matters too. We work top-down through the house and finish with a floor vacuum in every room we touched, so anything that did escape gets collected before we leave rather than after you notice it.

Can you reach double-height rooms and stairwell voids?

Yes, up to roughly seven metres from the floor with pole systems, which covers most double-height living rooms, stairwell voids and shoplot ceilings in Penang. Above that we need to assess in person — sometimes a tower or scaffold is the honest answer, and sometimes the geometry means we should not do it at all.

Stairwell voids are the single most common request in this category, and the one most people give up on. The combination of height, a sloping floor below and a handrail in the way makes them genuinely awkward, which is exactly why they accumulate years of webbing and dust.

Chandeliers and multi-arm pendants over a void are handled individually. We vacuum and hand-wipe rather than spray anything near a light fitting, and if a fitting needs dropping we will tell you to have an electrician do it.

Why does this matter more in Penang than elsewhere?

Because humidity turns settled dust into something stickier than dry dust. In sustained humidity above 75%, dust on a fan blade or cornice absorbs moisture and binds into a greasy film that no longer falls off on its own — it has to be removed. That is why a fan people have owned for three years often has a hard grey crust rather than loose fluff.

Ceiling fans are the specific problem. A fan running through a humid Malaysian year builds an uneven layer on the leading edge of each blade, and uneven blades wobble, run louder and move less air. Cleaning them is as much about the fan working properly as it is about appearance.

Air-conditioner tops and adjacent ceiling are the other one. Dust drawn toward a running unit collects on and above it, and that is dust circulating in the room you sleep in.

How often should high-reach cleaning be done?

Every six months for most Penang homes, and every three to four months if anyone in the house has asthma, allergies or dust sensitivity. Fans running daily in this climate build a visible film within a few months, which is the easiest thing to judge it by.

Shoplots, cafés and offices with exposed ceilings usually want quarterly attention, partly for appearance and partly because customers do look up. Kitchens and food premises need it more often again, since airborne grease binds dust much faster than dust alone.

Yes, and it is scheduled around your opening hours — before opening, after closing, or at weekends. Exposed ceilings, ducting runs, high shelving and pendant lighting are all normal work for us, and we work with floor protection down throughout.

Food premises get sequenced carefully: we cover food-contact surfaces and equipment before any high-reach work starts, and we finish with a floor vacuum. If you need this documented for hygiene records, we can send a photo report per visit.

Commercial jobs above about seven metres are quoted after a site visit rather than from photos, because access equipment needs checking in person.
